Oats Cottage is approached on the same level as the parking area. The main door leads into the open plan living area, consisting of kitchen, dining and seating areas.
Also on the groundfloor is a shower room/WC.
The french doors from the seating area lead out onto a terrace, with steps down to the garden.
The views from the french doors and the terrace are of the rolling Shropshire countryside.
There are two staircases to two separate areas of the first floor.
The staircase nearest to the entrance leads to a large double room and a small single room. The single room would be most suited to a child/small adult.
The second staircase is approached from the kitchen area and leads to two further bedrooms, one double and one twin, and a family bathroom with bath- shower over, WC and washbasin.

Introduction
Oats Cottage is part of a Grade II listed stone barn, that has been converted into three cottages of which Oats is one. It is situated at Manor Farm, Wyke, Much Wenlock, which is our working family farm.
Pre-Arrival
• We have a website with pictures of all rooms and descriptions of each and it's facilities.
• Bookings/enquiries can be made directly from the website, via e-mail, telephone or postal.
• All guests are provided with written directions to the cottage.

Arrival & Car Parking Facilities
• The three cottages that form Bow Barns have their own private entrance from the road.
• Oats cottage forms part of the original farmyard and there is ample parking in the yard outside the cottage. There is concrete ground covering to the door of the cottage, and no steps.
Main Entrance, Reception & Ticketing Area
• The main entrance is from the yard, via a concrete yard to the main door of the cottage. There are no steps. The key to the door will be available on your arrival.
• The door is 73cm x 190cm with hinge on right.
• The door opens into the open plan dining/sitting area of the cottage.
• The light switch for the sitting area is situated on the right hand side of the door casing. The floor is laminate throughout the ground floor and doormats are situated both inside and outside of the entrance door.
• In the dresser in the sitting area is the 'Useful Information' folder which has details about the cottage and local facilities.
Public Areas - Hall, Stairs, Landing, Corridors etc
•There two sets of stairs in Oats Cottage one to two bedrooms and the other to two bedrooms and a bathroom. The approach to the first stairs is from the open plan living area, close to the main entrance. The stairs are carpeted with a short pile 80% wool carpet of a russet colour. There are 11 steps to the landing and access to two bedrooms. The second set of stairs is accessed from the kitchen area. It has 5 steps to a drop landing, then the stairs splits into two, one going up 4 more steps to one bedroom, the other going up 4 steps to the second bedroom and the bathroom.
• All stairs have a handrail.
Public Areas - Sitting room, lounges, lobbies etc
• The sitting area is part of the open plan ground floor space that you enter first from the main door. It has a laminate floor, with a doormat and two rugs. There are two sofas and two easy chairs, all moveable.
• There is a TV, Digital Freeview box and DVD player
• There are French Doors from the sitting area to the outside terrace and gardens.
• The dining area has a table, benches and one chair.
• There is a dresser, in the sitting area. This contains a fan heater, the ‘Useful Information’ folder, books, games and DVDs. Softt cushions for the outdoor seating can be found in the black chest which serves as a coffee table in the sitting area.
Under the stairs is a cupboard for vacuum cleaner, ironing board, brushes and brooms.
Outdoor Facilities
• Situated outside the French Doors is a terrace with steps down to a paved area with table, parasol and seating.
• There is a communal green area accessed via the steps and there are outdoor games available for use there. Croquet set and skittles set are located in the storage building at the bottom of the farm yard, and labelled 'bins' on the door.
Bedrooms & Sleeping Areas
• There are two upstairs bedrooms reached via the first staircase from close to the main door. The one has a double bed, two bedside lights, wardrobe with mirrored doors and chest of drawers and bedside chairs.
• The other one has one small single bed with bedside light, tallboy with mirror and bedside cupboard.
The second staircase leads to two further bedrooms. One is a double room with double bed, bedide cupboards, wardrobe, tallboy with mirror. The other is a twin room with two single beds, bdside lights, cupboards and tallboy with mirror.
All bedrooms have extra pillows and blankets available.
Bathroom, Shower-room & WC [Ensuite or Shared]
• There is a bathroom room on the first floor containing bath with shower over, WC and wash basin.
• There is a heated towel radiator and additional towel rails, plus hooks for bathrobes.
• The floor is laminate with bath rugs.
• The door can be locked with a hanging pin attached to the latch.
There is also a shower room on the ground floor with shower, WC and wash basin. This is accessed from the dining/living area. It has a heated towel radiator, additional towel rails, plus hooks for bathrobes.

Self-Catering Kitchen
• The kitchen is accessed from the main door and forms part of the open plan ground floor living area.
• It has a u-shaped layout with washing machine, dishwasher, hob, oven and fridge with freezer compartment.
• There is a microwave oven, coffee making machine, kettle, toaster, iron and hand mixer.
• The floor is laminate with one rug.
• There is ample crockery, glassware and cookware available in the kitchen cupboards
• Fire blanket and fire extinguisher are located at the end of the kitchen units nearest to the door. A torch is in the wall cupboard nearest to the sitting area and emergency contact information is available on the notice board above the kitchen worktop.
